  1. What is the nearest airport?

    The closest airport is McGee/Tyson located just south of Knoxville, TN, and approximately 50 miles from our office.

    The Asheville, NC, airport is also within driving distance of approximately 90 miles.

  2. What is the closest large city?

    The nearest major city is Knoxville, TN. However, because our area is a major tourist destination, you will find most of the services of a large city available locally in our cities of Pigeon Forge, Gatlinburg and Sevierville, TN.

  3. What is the weather like there?

    Typical of the Southern mountains, summers are warm and winters are mild. In summer we tend to have brief rain showers more than protracted days of rain. Winter snows are few in the valley towns, and more frequent in the higher elevations of Great Smoky Mountains National Park.

    (Residents and visitors can enjoy the National Park snows without having to drive in it on a daily basis.)

  4. Do you need 4 wheel drive or chains to drive in winter?

    Four wheel drive or chains are not typically necessary to get around our towns. Some homes in outlying areas may be at higher elevations and on private roads that the county does not clear. But snowfall in the valley towns is typically light and most winter days will be snow free.

  5. What are the roads like in the area?

    Most county roads and many private roads are paved and kept in good repair. Our tourist economy depends of visitor access, so road maintenance receives a high priority.

    It depends on the location that interests you. Our primary developments are all located less then 10 minutes from town, accessible by well-maintained paved roads.

    The major resorts we deal with have homeowners associations. Smaller resorts or properties that do not lie within a development will not have homeowners associations.

    If your property is part of a resort development, much of this is handled through the developer and homeowners association. If your property is not part of such a resort, we can arrange to cover these matters in your behalf.
